Dear Devs: How other games do destructable/dynamic objects

Okay, so we have some dynamic 'props' in maps. Ones that the player must spawn or are included in missions such as hay bales during races. We also have loads of static ones for bridges or barriers etc.
It'd be super-awesome if we could get dynamic props in to the maps. Destructable fences, mailboxes, maybe trees or something (although you've come close with soft-vegetation, that helps).
But how to process all this stuff? Simple, objects are 100% dormant until the player's vehicle or...
